Attic Mold Removal in Madison, IL — Roof Deck, Rafter & Sheathing Treatment

Most attic mold in Madison, IL homes traces to one of two conditions: (1) exhaust fans venting into the attic instead of outside, or (2) inadequate soffit-to-ridge airflow allowing condensation on cold sheathing. Both create elevated wood moisture content on the sheathing — the condition that allows Penicillium, Cladosporium, and similar species to colonize. Identifying and correcting the cause is as important as treating the visible mold.

Coverage depends on the cause and your specific policy. Attic mold resulting from a covered sudden water event — a roof failure during a storm, for example — is often covered under the water damage claim. Attic mold caused by long-term condensation from inadequate ventilation or improperly-terminated exhaust fans is typically classified as a maintenance issue and excluded. We document the cause and extent in our assessment report to give your adjuster what they need to evaluate coverage in your Madison, IL policy context.

For surface mold on structurally sound sheathing (moisture content below 19%, structural integrity not compromised by fungal digestion), in-place treatment with EPA-registered fungicide and borate is an accepted and effective approach per IICRC guidelines. Full sheathing replacement is required when the structural integrity of the OSB or plywood has been compromised — typically evidenced by delamination, loss of rigidity, or through-penetration of the growth. We assess each section individually and recommend replacement only where it's genuinely warranted — not as a default that drives up cost.

Signs that suggest attic mold worth investigating: musty smell near the attic access; bathroom fans that take a long time to clear steam; a contractor or inspector who mentioned sheathing discoloration; upper-floor respiratory symptoms. If any of these apply to your Madison home, a professional attic assessment is the right next step.

This is worth checking with your specific roofing material manufacturer before we begin any work on your Madison, IL attic. We treat only the wood structural components (sheathing, rafters) — not the roofing material itself — and do not use products that interact with roofing membranes or shingles. However, some manufacturers have specific requirements about who accesses the attic and what products are applied near their materials. We can provide our product data sheets to your roofing contractor or manufacturer representative if needed.
